Oaks Farm – A Family-Run Country Wedding Venue, Just 10 Miles from London
Oaks Farm is a boutique wedding venue nestled in the Shirley Hills on the Surrey–Kent border. Just 10 miles from central London, it feels a world away: our family country home, with our getting ready room, barn & orangery, honeymoon cottage, cottage gardens, orchard and lily pond are yours exclusively for the day.
For 27 years we have welcomed couples to Oaks Farm, and we still run every wedding ourselves. Katie and John will be with you from your first visit to your last dance, answering your questions and helping you create a day that feels truly yours.
CLEAR PACKAGES, REAL FLEXIBILITY
Our packages bring together everything you need, so you can relax and enjoy the run-up to your big day with a clear understanding of your total cost. Within your package, the choices are yours:
- Your caterer: choose our in-house caterer 10 Flavours, or one of our specialist caterers, Spice Village or Burrell Catering, for authentic Indian, Pakistani, Caribbean or African cuisine.
- Your drinks: add the Oaks Farm Drinks Package, or bring your own drinks with no corkage charge.
You don't need to decide on your drinks when you book. We'll ask for your choice 2 months before your wedding, so you can decide once your plans have taken shape.
YOUR DAY AT OAKS FARM
Getting Ready
Begin your day in one of our two luxury boutique getting-ready rooms, Oaks Farm Cottage and Orchard Cottage, where those first special moments can be captured.
Ceremonies
Choose from three beautiful settings, each accommodating up to 100 guests:
- The Stable Barn: our converted stables offer an intimate indoor setting, whatever the weather.
- Lily Pond Lawn: say your vows beneath our wisteria-covered arbour beside our lily pond.
- Walled Country Garden: marry under our weeping willow, surrounded by our cottage gardens.
If you'd prefer a traditional church ceremony, the beautiful St John the Evangelist church is just a six-minute drive away.
Drinks Reception
In the warmer months, your guests can mingle in the cottage gardens with drinks and canapés. At other times of year, the reception moves to the Orangery and its surrounding terrace.
The Wedding Breakfast
Our traditional Barn creates an intimate atmosphere for up to 100 guests. For smaller weddings, the light and airy Orangery seats up to 70 guests, with views across the cottage gardens.
Drinks – The Choice Is Yours
Add the Oaks Farm Drinks Package and we'll take care of it all: reception drinks, half a bottle of wine per person with your meal, and sparkling wine for your toast. Choose from our traditional wine menu, our alcohol-free wines, or our Sparkling Shloer Collection, which is perfect for couples planning an alcohol-free celebration.
Alternatively, bring your own drinks with no corkage charge. Your caterer will serve them to your guests from the end of your ceremony until the end of your meal.
Evening Reception
The Barn is transformed for the evening so you and your guests can dance the night away, with plenty of seating for weary feet. A wide range of evening food is available, while The Orchard Bar Company keeps the drinks flowing. Your guest numbers can rise to 150 for the evening party.
Your Wedding Night
Orchard Cottage, nestled in our orchard, is the perfect secluded place to slip away to after a full day's celebration.

Absolutely stunning
We made the mistake of viewing Oaks farm first and totally and utterly fell in love with the place and although we viewed a couple of other venues, we walked away every time saying "its not oaks farm is it?" We knew then that this was the venue for us! From the moment we enquired about viewing, John and Katie were warm, friendly and open. We had a tour of the venue and could just picture our day here! In the run up to the wedding, John and Katie were always at the other end of an email answering any questions we had (and there were many) and helping us with the little things we hadn't thought about!
The day itself was amazing and went exactly how we had dreamed of.
From the groomsmen arriving to help set up the staff were amazing and had laid the tables exactly how we wanted.
To myself and my bridal party doing a mad dash into the cottage so we wouldn't be seen. Katie even changed the bedding again after one of the bridesmaids spilt her drink on it (it was the bed or my dress 😂) so thank you again for that!
Katie helped myself and the bridal party over to the stables where we were getting married and fluffed my dress for me, before I walked down the aisle.
They also had a little breakfast box in the fridge for us the next day, even though we were a little too fragile to eat most of it, we did try.
The day itself was amazing and went exactly how we had dreamed of.

Twice a photographer, third time a groom!
Having photographed weddings at Oaks Farm twice before, I already knew it was a beautiful venue — but experiencing it as the bride/groom was something truly special.
We booked in March ’25 for our August ’26 wedding, originally hoping for an outdoor ceremony by the pond. From the moment we secured our date, Katie and John were fantastic. They kept us updated throughout the planning process, guided us through everything we needed to prepare, and were always quick to help with any questions.
On the day, Katie was incredible. She made sure everything ran smoothly, guests were where they needed to be, and we felt completely supported. When the weather turned and the rain arrived, our ceremony was moved to the stables — and thanks to our florist’s beautiful decorations, it felt just as magical as our original outdoor plan.
We had a string quartet playing throughout the day, and Katie coordinated their setup and transitions perfectly: from the stables, to the orangery for the drinks reception, and finally into the barn for the wedding breakfast. Every detail was seamless.
After the main group photos were taken, we held a tea ceremony with my parents, aunt and uncle, and my great aunt in the cottage. It was the perfect location — intimate, calm, and beautifully suited for such a meaningful moment.
For catering, we chose 10 Flavours — a decision we’d made even before the tasting session. The canapés, wedding breakfast, and evening hot buffet were exceptional. The service staff were quick, polite, and incredibly efficient; food was served promptly without ever feeling rushed. Our guests couldn’t stop talking about how good everything was. Jody even made sure we got canapés during our photo session, which was such a thoughtful touch.
Every supplier involved was organised, accommodating, and genuinely invested in making the day perfect. Despite our early worries about the weather, Katie kept us calm and reassured from start to finish.
At the end of the evening, once our guests had left, we stayed in the cottage — and it was the perfect way to end the day. We had the best night’s sleep, and waking up to the sun rising outside with a continental breakfast waiting for us just completed an already incredible experience.
It truly was the best day of our lives — magical in every way. Oaks Farm gave us a wedding day we’ll treasure forever.

The Perfect Wedding Venue – We Couldn’t Have Asked for More!
We couldn’t have asked for a more perfect venue for our wedding than Oaks Farm. From the very beginning, Katie and John were incredibly helpful, flexible and accommodating, and made the whole process so easy and enjoyable.
We organised our wedding day in a slightly unusual way, but Katie and John were completely open to our ideas and went above and beyond to help us make everything work. They were always happy to answer our questions in the lead-up to the wedding and were so supportive with all of the planning and preparation.
Their help didn’t stop there — they were fantastic with the set-up and continued to be so helpful throughout the wedding day itself. Everything ran so smoothly, which meant we could relax and enjoy the day knowing we were in such capable hands.
The venue itself was absolutely beautiful and provided the perfect setting for our wedding. It felt so special and was everything we could have hoped for.

Best Day Ever!
Oaks Farm is an absolutely wonderful venue that has everything you need - stunning outdoors, lovely indoors, tucked away but easy to get to, plenty of parking, getting-ready rooms. They do not have required vendors, but they have plenty of excellent recommendations that we went with. John and Katie were exceptionally professional and overall lovely people, we felt we were in save hands during the entire planning process. Definitely recommend!

Our perfect wedding day at Oaks Farm 18/06/2026
We honestly couldn’t have chosen a more perfect venue for our wedding. From the moment we first visited Oaks Farm, we had that feeling that it was the one — and our wedding day completely confirmed it.
Oaks Farm is absolutely beautiful. It has that gorgeous countryside feel while still being elegant and special, and there are so many stunning places for photographs. Our guests were blown away by the venue, and we were constantly being told throughout the day how beautiful everything was.
What really made Oaks Farm stand out for us, though, was the team. They were so helpful, professional and reassuring throughout the whole process. Planning a wedding can be overwhelming, and having a venue that genuinely cared about making our day perfect made such a difference. Nothing ever felt like too much trouble, and we always felt looked after.
On the day itself, everything ran so smoothly. We were able to completely relax and enjoy getting married, knowing that everything was being taken care of behind the scenes. The atmosphere was incredible, the setting was beautiful and the whole day felt so personal to us.
Our guests absolutely loved it, from the ceremony through to the food, drinks and celebrations. It was everything we had dreamed our wedding day would be and more.

A perfect wedding day at Oaks Farm
Our wedding at Oaks Farm in May was absolutely perfect, and we couldn’t recommend the venue highly enough.
The venue is beautiful, nestled in the countryside with stunning green surroundings and right next to the golf club. You’d have no idea you were so close to Croydon when you’re there! It also makes for some incredible wedding photos.
Katie and John were amazing throughout the whole planning process. They were incredibly accommodating and happily allowed us multiple visits during the busiest stages of planning, which made such a difference. The attention to detail was excellent, and the whole team on the day worked so hard to make sure everything ran seamlessly.
Everyone was so friendly, warm and welcoming, and there was never a moment where we didn’t feel looked after. The new getting-ready space is also beautifully designed and made such a difference, allowing both parties to get ready on site while still having separate spaces.
We also felt Oaks Farm offered excellent value for money, and we loved having the option to bring our own reception drinks. The fact that everything takes place on one site was a huge bonus too — nobody had to leave between different parts of the day, which really kept the atmosphere going and meant the party never lost momentum!
We absolutely loved getting married here and would recommend Oaks Farm to anyone looking for a beautiful, relaxed and incredibly well-run wedding venue. Thank you to the whole team for helping make our day so special! ❤️

Everything was perfect
We got married at Oaks Farm on 4th August 2026. We only started planning it in January this year. From the very start, the entire process with Oaks Farm was very smooth - Katie and John are extremely pleasant and helpful people to deal with. Nothing was too much trouble, and they went out of their way to ensure our day was as perfect as possible.
We chose 10 Flavours for our catering, one of the 4 nominated caterers that Oaks Farm uses, and are the resident caterers on-site. We were invited to a food tasting session back in February, and were immediately sold on the quality of the food. During the menu planning process, Jody was incredibly patient with us and very flexible to the needs we had for our guests.
On the day, as I have said to many people, if I could have written down exactly how I wanted the day to go, it could not have gone any better. The weather, the ceremony, the canapes in the garden, the wedding breakfast, the evening disco and buffet, and most importantly, the fun our guests had. Everything was absolutely perfect and we could not have wished for more.
Since the wedding, we have received a never ending stream of compliments from our guests about the day - and especially about our choice of venue and the food.
I would recommend Oaks Farm to anybody without hesitation.

Beautiful Day
Wow....Where do I start. Firstly, I remembered coming to oaks farm for a friend wedding and I thought what a beautiful venue. Who would of thought I would be married in the same place. Everything went according to plan if not better. Katie and John were very welcoming from the first day of meeting. I'm not one for speaking on the phone but they were there at the end of yr emails. You can arrange to visit as many times as you like.
Caterers from 10 flavours, were very professional and communicates with you checking what we want or what the plan it especially if time is running over . Feedback from our families says there were a lot of food (but our choices) very tasty and enjoyable especially the jerk chicken and the dessert apple crumble...mmm. The caterers team we like to thank you personally for looking after everyone as well as our teams (photographers and DJ).
The outdoor places is so beautiful and your guests does not all have to be in one area there is enough space to branch out. Having our ceremony outdoors with the beautiful weather what more could anyone ask. Lucky the weather was on our side but you do have an option to use the stable. After celebrating and dancing with your husband/wife, families and friends its time to spend the wedding night in the cosy oaks farm cottage located on sight. Having the whole venue for the price they ask is worth it.
For us visiting the surroundings of oaks farm we knew this is where we wanted to get married. So for anyone looking for a venue that seems far away from home and suits their needs we recommend visiting. Happy wedding day to those who is getting married at oaks farm.

Top Tier Staff. Magical Day.
We are so happy we had our wedding at Oaks Farm. The venue was magical and feels like an oasis on the outskirts of Croydon.
All of our guests commented on how beautiful the venue was. Everything you need is onsite, which was super convenient on the day. Katie and John made us feel really taken care of. They were so professional, organised, and friendly. They were supportive throughout the process; allowing us to visit the venue as often as we needed to, quick to answer any questions we had, and helping with set-up on the day.
We felt respected and cared for, which is not always a given as an LGBTQ+ couple planning a wedding. It was nice that there weren’t gender-based assumptions about our roles on the day. The venue was very open and flexible with how we wanted the ceremony entrance to look. Massive thank you to Katie for accommodating us both walking down the aisle and equally having our moment.
The venue is fully accessible. A member of my Bridal Party has additional needs and uses a wheelchair and the venue was very accommodating - including providing a quiet space where they could sit and have their meal when they felt overstimulated.
The getting ready room is absolutely stunning. It has a vanity space, as well as a bathroom with a shower and some space outside hidden away from guests. It accommodated a large bridal party really well and was a great place to get ready ahead of the ceremony.
They offer the cottage onsite to stay in after the wedding. Again, this was so convenient and meant we could party hard with the knowledge we could be in bed within 2 minutes! It was gorgeous and has everything you need. We were left an adorable and delicious breakfast hamper. All the facilities were clean and the bed was comfy. This space was available from 11am the day of the wedding to get ready in as well.
For food you get a choice of partner caterers and we went with 10 Flavours who operate out of the venue. Food was delicious and plentiful and guests commented on how tasty it was and how well-fed they were. Massive thanks to Jody who runs 10 Flavours for this and to the catering team on the day, including those who went out of their way to serve our guest who needed space in a separate area of the venue.
Overall we could not recommend Oaks Farm as a wedding venue enough!

Food was delicious and plentiful and guests commented on how tasty it was and how well-fed they were. Massive thanks to Jody who runs 10 Flavours for this and to the catering team on the day, including those who went out of their way to serve our guest who needed space in a separate area of the venue.
Overall we could not recommend Oaks Farm as a wedding venue enough!

Working with Oaks Farm for our wedding was the best decision we could have made. The venue is so beautiful, peaceful, and accessible for all our guests. Katie and John were generous and helpful at every turn, and made our day run so smoothly without incident. Oaks Farm has truly thought of everything you could need, from the lovely getting ready areas to the inclusion of decorations which added flare to the day. We are so grateful to Oaks Farm for making our day the best it could be!

Delia & Colin Hart
Owners
Delia & Colin Hart are the proud owners of Oaks Farm. They established their wedding venue after hosting a friend's daughter's wedding in 1996 and have built its success on strong family values. Although most of their time is now taken up chasing their 7 grandchildren around! You can be assured of a very warm welcome from them.
Katie Clark
Events Manager/Co-ordinator
Katie joined the family business in 2004 and has been at the heart of its continued success ever since. Her finely honed organisational skills (after raising three children!), eye for detail and experience make Katie a superb collaborator and reassuring presence for our couples. Katie also tied to knot at Oaks Farm in 2005.
John Hart
Events Manager/ Co-ordinator
John is the youngest of the Hart children and joined the business in 2015 when he retired from professional sport. John loves helping our couples bring together their special day through his eye for detail and his organisational skills to bring everything together, which he attributes to raising twin boys! John got married at Oaks Farm in 2007.
